Florida has long been known as a favorite destination for retirees, but today’s migration numbers tell a much bigger story. New data shows that Florida is attracting people at nearly every stage of life from Gen Z and Millennials to Gen X and Baby Boomers.

According to Florida Realtors, U-Haul data covering moves from July 2025 through June 2026 found Florida was the **only state to rank among the top 10 destinations for net migration across all four generations**. Florida ranked No. 1 for both Gen X and Millennials, No. 3 for Baby Boomers, and No. 8 for Gen Z.

For Florida real estate, that broad appeal is significant.

Real Estate Expert Cassi Currier of The Currier Group says Florida’s appeal has expanded well beyond the traditional retirement market.

“Florida isn't just attracting retirees anymore,” Cassi explains. “We're seeing people move here at different stages of their careers and lives because they want the lifestyle, opportunity, and flexibility that Florida offers.”

A State That Fits Different Lifestyles

One reason Florida continues to attract such a diverse group of movers is the variety of lifestyles available throughout the state.

Younger buyers may be drawn to employment opportunities, entertainment, nightlife, and walkable urban communities. Families may prioritize space, schools, neighborhoods, and access to amenities. Meanwhile, older buyers may be looking for lower-maintenance homes, warmer weather, or a second property.

Florida offers all of those options and Tampa Bay is a great example.

“Tampa Bay has something for almost everyone,” Cassi says. “You can have an urban lifestyle downtown, a family-oriented community in the suburbs, or a waterfront home and you’re still connected to everything the region has to offer.”

The Move Isn't Always About Retirement
One of the most interesting findings is the continued migration of people who are still working.

Florida Realtors economists found households ages 55 to 64 generated the state's largest net household income inflow in 2023-2024, totaling $7.6 billion. That suggests many people are relocating before retirement, while they are still working and often near their peak earning years.

These households may also have substantial home equity and financial flexibility, allowing them to make strategic relocation or second-home purchases.

Tampa Bay Continues to Stand Out
Tampa ranked No. 8 nationally among Gen X destinations, according to the U-Haul data.

That is particularly relevant for Tampa Bay's real estate market because Gen X buyers often have different needs than first-time buyers. They may be looking for more space, move-up homes, investment properties, or a lifestyle change without giving up career opportunities.

For sellers, this diverse buyer pool creates opportunities but it also makes understanding your specific market and target audience increasingly important.
