Florida condo owners have a new reason to consider hurricane-hardening improvements. A state sales-tax refund could put up to $500 back into the pockets of qualifying condo owners who install approved impact-resistant windows and doors.
For condo owners across Tampa Bay, this incentive could help offset part of the cost of making a home safer and more storm-ready.
Real Estate Expert Cassi Currier of The Currier Group says programs like this are worth knowing about especially in a market where buyers increasingly pay attention to storm protection and insurance-related features.
“Impact windows and doors aren't just about preparing for hurricane season,” Cassi explains. “They can provide peace of mind, improve a property's appeal to future buyers, and now some condo owners may be able to recover part of the sales tax they paid.”
Who Qualifies?
The refund isn't available to every condominium owner. To qualify, the condo must be individually owned, homesteaded, and have a just value of $700,000 or less.
Eligible improvements include approved impact-resistant exterior doors, garage doors, and windows purchased between July 1, 2026 and June 30, 2029.
Even better, owners don't necessarily have to purchase the products themselves.
If a condominium association or contractor handles the purchase and installation, an eligible unit owner may still apply for the refund as long as documentation shows Florida sales tax was paid.
Why Keeping Your Records Matters
This is one situation where saving your paperwork could literally pay.
Owners should retain invoices and receipts showing the cost of the qualifying products and the Florida sales tax paid. That's especially important when improvements are purchased through the condominium association.
Each owner can submit a refund claim for only one eligible property, and approved refunds can be worth up to $500.
How Do Condo Owners Apply?
Eligible owners must submit Florida's Application for Refund Sales and Use Tax (Form DR-26S) along with the Home Hardening Products Sales Tax Refund Form (DR-26HH)and supporting documentation.
The application requires information including the property's parcel number, actual cost of the improvements, sales tax paid, and a signed statement confirming the products were installed.
Claims can be filed through the Florida Department of Revenue's online refund portal or submitted by mail, and the final deadline to apply is September 30, 2029.
